We provide home staging services to a wide variety of properties from large luxury homes to modest condominiums. We also provide design and staging consultations as well as shopping and furnishing services.

Rocky Mountain Home Staging is based in Boulder, Colorado and focuses on a 40 minute radius in any direction making our key service areas Boulder, Broomfield, Longmont, Louisville, Lafayette, Niwot, Nederland, Lyons, Berthoud, Arvada, Golden, Erie and Estes Park. We also work in North, West and Central Denver.
We have worked in Mountain communities and the wider Denver area on a case by case basis, please enquire.

Prices of a staging project vary based on the size of the home, size of the rooms, number or rooms to be staged, number of built-ins requiring accessories, price point of home, distance from our warehouse, difficulty of install (steep driveway, lots of stairs, elevators, carrying furniture far, etc.) and other factors.
Vacant staging projects generally start at $2000 and go up from there. Talk to us about your budget and goals and we will do our best to accommodate.

Initial rental period in our proposal is typically 30 pr 45 days with additional days priced per 30 days thereafter.

Once you have received our proposal and signed it, we require a 50% deposit to book a date on our schedule. (This deposit is non-refundable for cancellations within 7 days.) The remaining 50% is charged once the staging is installed.

Rocky Mountain Home Staging maintains an inventory in a variety of furniture style to create an authentic curated experience for buyers that highlights the best selling features of the home.
Every property is different so you won’t find the exact same staging package moving from home to home or the exact same style in all properties.
Most of our furniture is neutral in color and modern, contemporary or transitional in style. We do tend to use large pieces of art and believe fewer larger pieces work better for staging.

In the winter 10 -14 days is recommended and in the high season (early spring - summer) at least three weeks ahead is recommended. With that said, always check with us because we keep a waitlist and can often work someone in last minute or within a day or two. For high end luxury properties we do recommend at least a few weeks notice so we have some runway to curate items for your listing.

The best place to start in an occupied home is with a staging consult. This focuses on styling possessions to best showcase each space. We discuss what to pack, what to keep, how to show each room, strategies to increase perceived value in the minds of buyers. Updates, paint colors, necessary repairs, landscaping are also discussed. Sometimes the seller then decides they don’t want to deal with managing pets, kids and schedules for showings and decides to move out to sell. We can help them decide what to leave in the home for selling (if anything) and fill in the gaps.
As far as bringing in staging furniture when sellers actively live there that is on a case by case basis depending on a number of factors including pets and the number of people living in the home. This can be discussed after the staging consultation. Often we can help them purchase (or shop for them) for bedding, towels and rugs and fill in with things like artwork. If we decide to rent furniture a hefty deposit may be required or we may help them purchase a few upholstered pieces as needed.
Most people are surprised to learn that occupied stagings are more expensive than vacants even though they may require less inventory because they take so much more time and often result in a lot of wear and tear on our things.

Sure, part of how we do that is by taking care of all aspects of our piece of the puzzle and doing what we say, when we say we will do it. The bigger part though is by being compassionate, being kind, being encouraging and finding solutions for any kind of property.
Selling a house is stressful, even when the sellers are excited about it. But there are a lot of times when they aren’t. Houses get sold for all kinds of reasons and not always happy ones. Often our clients are also dealing with other stressful life transitions including divorce, job loss or the death of a loved one.
The last thing they need is a snotty stager coming in saying “Everything must go.”
Helping clients with compassion and working hard to get them the very best outcome is what we are all about. Most of us are leveraging scarce resources of time and money. What is the best way to spend it? No one has a crystal ball. We do have a lot of experience right here in Colorado helping sellers do what they need to get what they want or sometimes doing what they don’t want to get what they need.
We do apply our business principles to design because a home is many people’s largest investment. It’s not about just making it look beautiful. It is about how it feels to the client, how the visualize their life unfolding in the property, how it stacks up against the competition. We have decades of experience in doing this.
